Smart Sell LA is a lead-generation and matchmaking service based in Los Angeles, California. We are not a licensed real estate brokerage or lender. This policy explains how we collect, use, and share information when you use our website.
Smart Sell LA ("we," "us," or "our") operates the website at smartsellla.com. Our service connects homeowners in Los Angeles County with (a) licensed real estate agents in our network who offer listing services at reduced commission rates, and (b) private cash investors interested in purchasing residential property. Network professionals pay Smart Sell LA flat marketing fees to participate; sellers pay us nothing.
We are not a real estate brokerage, mortgage lender, or buyer. We do not hold a California DRE license. All licensed services are performed by independent professionals in our network.

We do not sell your personal information to data brokers or unaffiliated third parties for their own marketing purposes. We share information only in the following circumstances:
When you request an agent match or cash offer, we share your name, phone number, email, and property address with the specific licensed agent or cash investor selected to follow up with you. These professionals are independent contractors, not Smart Sell LA employees, and are responsible for their own compliance with applicable law.
We may disclose information if required to do so by law, subpoena, court order, or government request, or if we believe disclosure is necessary to protect our rights, prevent fraud, or respond to an emergency.
If Smart Sell LA is acquired, merged, or sold, your information may be transferred as part of that transaction. We will notify you via email and/or a prominent notice on our website before your information is transferred and becomes subject to a different privacy policy.
We use Google Analytics 4 (provided by Google LLC) to measure site traffic and understand how visitors use our website — including pages viewed, approximate location (city level), device type, and interactions such as calculator use and form submissions. Google may process this data in the United States. You can opt out using the Google Analytics Opt-out Browser Add-on.
We use Microsoft Clarity to understand how users interact with our website. Clarity records anonymized session replays (mouse movements, clicks, scrolls) and generates heatmaps. These recordings do not include passwords or payment information. Microsoft may combine this data with data from other Microsoft services.
You can opt out of Clarity data collection by enabling "Do Not Track" in your browser, or by using a browser extension that blocks tracking scripts. For more information, see Microsoft's Privacy Statement.
Our website uses minimal tracking. We use Google Analytics 4 and Microsoft Clarity for site analytics (see Section 5). We do not use Google Ads pixels, Facebook pixels, or other third-party advertising trackers as of this policy's effective date. Google Analytics and Microsoft Clarity use cookies to distinguish sessions and maintain continuity for analytics.
You can control cookies through your browser settings. Disabling cookies may affect the functionality of the savings calculator and contact forms.

Form submission data routed through Formspree is subject to Formspree's retention policies. You may request deletion at any time (see Section 7).
Our website is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected such information, please contact us and we will delete it promptly.
We use HTTPS (TLS encryption) for all data transmitted between your browser and our website. Form submissions are processed over encrypted connections through Formspree. We cannot, however, guarantee absolute security of data transmitted over the internet.
