We do not hold a California Department of Real Estate (DRE) license. We do not list, sell, or purchase real estate. All licensed real estate services are performed solely by independent licensed professionals in our network.
Licensed agents and investors pay Smart Sell LA a flat marketing fee to participate in our network. This fee is not contingent on your transaction and is never a percentage of any sale. You do not pay Smart Sell LA anything directly. Submitting a form or booking a consultation does not obligate you to proceed with any transaction.
By accessing or using this website, submitting a contact form, using the savings calculator, booking an appointment, or communicating with us, you agree to be bound by these Terms of Service and our Privacy Policy, which is incorporated by reference. These terms apply to all visitors, users, and others who access the site.
The savings calculator on this website is provided for general informational and illustrative purposes only. It calculates an estimated commission difference based on the home value you enter and publicly available commission rate comparisons (1.5% vs. 3% listing commission).

Smart Sell LA may introduce you to private cash investors who may be interested in purchasing your home. Any expression of interest from an investor is preliminary and non-binding until a formal written purchase agreement is signed by both parties.
Cash offers are made at the sole discretion of each investor and are typically contingent on an in-person property inspection. Smart Sell LA does not set, control, negotiate, or guarantee any cash offer amount. We do not display estimated cash offer amounts on this website because offers can only be determined after an investor has personally inspected your property.
Cash investors in our network are independent third parties. Their offers, terms, and conduct are not controlled by Smart Sell LA.
Smart Sell LA operates as a matchmaking and advertising service. Licensed professionals in our network pay Smart Sell LA a flat marketing fee for participation in the network. This fee is not contingent on any transaction, is never a percentage of any sale, and does not increase the cost to you as a seller — it is not an additional charge on top of any agreed commission or purchase price.
The existence of our marketing relationship with agents and investors in our network does not affect the impartiality of our matching process. We match based on fit, availability, and track record.

Agents and investors introduced through Smart Sell LA are independent licensed professionals and private individuals, not employees, agents, or representatives of Smart Sell LA. Smart Sell LA is not responsible for the acts, omissions, conduct, representations, or professional performance of any agent or investor in our network.
Any agreement you enter into with an agent or investor is solely between you and that professional. Smart Sell LA is not a party to any listing agreement, purchase agreement, or other transaction document.
If you have a dispute with an agent or investor, you should address it directly with that professional and, if applicable, through the California Department of Real Estate or appropriate legal channels.
